In spite of "the sky is falling" headlines that one can't escape from, there has been relative stability in the market over the past 5 weeks.  Doom and gloom media figures are comparing market statistics of last year's stellar numbers, with statistics from a correcting market, and global economic instability.  It is fair to say, however, that homes are still selling, and life goes on.  Last week, in spite of 2 massive downtown projects being completed, and several units in those projects coming back to market, the new listing count was 176, versus 250 in the previous week.  Price adjustments were down too, 148 versus the previous week of 173.  Sales remain static at 43, versus the previous week of 41.  The most recent 5 week average is 213 new listings, 217 price adjustments, and 45 sales, so in spite of decreased sales from a red hot market, conditions, although not what a seller would like, are static.  The total number of active listings in the Westside remains at 3,838.
