This past week has been a near carbon copy of the previous.  We saw 218 new listings, 239 price changes, and 53 sales.  Of the 53 sales, only 12 of those were detached houses.  The highest sale price was $2.6 million in Point Grey, a 10 year executive style home with big views.  The lowest price ($245,000) was a one bedroom, 30 year old condominium on a busy street.  We are starting to see some Sellers pull their properties off the market, and today, there are 3918 active listings in the Westside, compared to 3928 active listings 30 days ago.  The number of active listings seems to be hovering around this level for some time.  We are starting to see a bit of increase in showing activity on the condo side of the market, and this should translate to sales in the near future.  If you are a buyer, and have listened to last night's nasty piece on the news about the future of the real estate market in Vancouver, I hope you listened to the ending comments which were "but no one can really predict with any accuracy what will happen".  What I know for sure is that Vancouver is an amazing place to call home, and there are some great deals out there!
