Some interesting things are happening in the market.  Fixed mortgage rates are creeping up, inventory continues to slightly decline, and demand is healthy, particularly among first time buyers.  In the past week, a two bedroom condo in Fairview, listed in the low $400's, sold in the very high $400's, with more than 20 offers.  Although prices are stable generally, attractive and well-located properties, priced more conservatively, are selling quickly, and in some cases with multiple offers, or at list price.  The hot sales right now are also in Townhouses over 1300 square feet, priced between $800,000 to $950,000.  As prices for detached homes bottomed out, and inventory tightened up, buyers are gravitating to Townhouses.  

Last week, there were 221 new listings in the Westside, and 219 properties were reported sold - a 99% list to sell ratio.  The total listing inventory is down 34% from one year ago, now at 2,394.
